Sheffield is the UK city with the best rated landlords, while Derby and Hull were jointly rated as the worst by tenants, according to a new study.

London-based waste collection company Clearitwaste.co.uk collated landlord ratings on Yell, Google, and Marksoutoftenancy.com, as well as monthly search volumes for landlord issues on Google Ads.

They used the data to create a points-based index to reveal which city has the best landlords.

Tenant satisfaction in Sheffield was ranked at 358 out of 400. High average landlord ratings of 91/100 and a low number of searches for landlord issues helped it to reach first place.

Highest Rated Landlords

The other members of the top 5 were Birmingham and Bristol, which came joint second, followed by London and Glasgow.

Lowest Rated Landlords

Bringing up the bottom were Derby and Hull, which were jointly rated to have the worst landlords in the UK scoring just 58 out of 400.

Their average tenancy ratings of 4/10, Derby’s average Google rating of 3.66/5 and Hull’s Yell rating of 3.48/5 all contributed to the ratings.

Newcastle upon Tyne (18th place), Southampton (17th) and Cardiff (16th) completed the bottom five.
