dining roomAccording to property experts, the best way to make a rental home more appealing to tenants is to forget about providing a dining room and spend your money on creating a spacious living room or dining kitchen instead.

Dining Rooms – a Waste of Money?
Contrary to what many people think, dining rooms are a waste of time and money. Modern families rarely spend much time in their dining room and dining rooms are invariably a waste of space. Surveys show that the majority of families spend most of their leisure time in the living room, although this does depend to a degree on the demographic of the family—older tenants prefer to relax in their living room whereas younger tenants are more likely to hang out in the kitchen.

If your property has two reception rooms, instead of marketing it as having a living room with a separate dining room, consider knocking the rooms through and creating a large kitchen-diner or spacious living room. Alternatively, turn the dining room into a separate study instead.

Make Best Use of Living Space
Working out the best way to make good use of the space you have on offer will ensure you reap the biggest returns on your investment. For example, if you are hoping to attract young professionals or young families, a large dining kitchen is likely to be an attractive feature. Alternatively, executive tenants might prefer a study or more spacious living room, so think about your choices carefully if you decide to do any renovations.
